This stylish duplex is located in the very heart of Sestiere di San Marco, in the charming corte dell'albero, the square on the way to Sant'Angelo vaporetto stop. It's an ideal location as it's easily reachable by water-bus (both inner city lines going along the Grand Canal and alilaguna water-shulttle to Marco Polo airport), and it's also within 10 minutes' walk from Saint-Mark's square and Rialto Bridge.

San Marco district is probably the city's highest end, with beautiful houses, art galleries and stylish boutiques and restaurants. If you feel like being in the  middle of action, you can have your prosecco in the near campo Santo Stefano, in one of the open-air cafés, and relax while watching the people passing by or children playing. Right in campo Santo Stefano you can visit the stunning Istituto Veneto delle Arti on the Grand Canal. From there, you can cross the Accademia Bridge and reach the Accademia, the Guggenheim collection and the Salute church in a short walk. Staying on your side of the Grand Canal, you can visit Palazzo Grassi and Palazzo Fortuny, they're just a few minutes away from the apartment. If you're a Carnival fan, you will be ideally located!

If you wish to stay in the coziness of your home, you can enjoy a glass of Prosecco in the intimacy of your altana and admire the square and the rooftops! This charming home is located on the ground and first floor, it has a private entrance from the square and it can sleep 4 persons in 2 bedrooms. Its surface is about 110 sqm. The house has all necessary protections from acqua alta.

The entrance door opens onto the spacious, loft-like living room: you can relax in one of the sofas and admire the canal which runs just by the house! A stylish and spacious dining table can host up to 6 people if you have guests for dinner, and you can easily cook your meals in the small, but nicely equipped kitchenette. A stone staircase leads you to the mezzanine floor, where you will find a sitting room with table and chairs, 2 master bedrooms with a queen bed each and a spacious bathroom with both tub and shower. The 2 bedrooms are separated by a partition wall which is about 2,10 m tall; each bedroom has its own doors, wardrobe and a large mirror in front of the bed. From the mezzanine, a small staircase leads you to the lovely altana.

All of the furniture, fittings and accessories have been carefully chosen and designed and many of the decoration items are custom-made. You will feel the charm of a stylish, but still cosy and welcoming, modern, Venetian home. This house is not suitable for young children and toddlers.

Public transportation: the closest water-bus stop is Sant'Angelo, where you can take actv line 1 (going from piazzale Roma car parking and Santa Lucia railway station all along the Grand Canal and up to the Lido) and alilaguna orange line to Marco Polo airport.
